Abraham Hidary's Hidrock Realty won the 100,000-square-foot office property at 960 Sixth Avenue in Herald Square this week in a long-expected foreclosure auction nearly eight months after his company bought a defaulted senior mortgage on the property for about $40 million.While Hidrock has been operating the building for months now, taking title removes ambiguity about ownership.Midtown-based real estate owner and brokerage Hidrock won the property at the scheduled auction at New York State Supreme Court in Lower Manhattan Wednesday. Hidary, president of Hidrock, is considering a variety of options for the 16-story property located between 35th and 36th streets, now vacant except for one office tenant on the second floor. It also includes 5,200 square feet of retail, which is also vacant.

Luis Zaruma, 36, a construction foreman from Williamsburg, plummeted to his death yesterday, according to the Daily News. Zaruma, who worked for Roth Metal Works, fell from the fifth story of a residential building under construction on Bedford Avenue in Clinton Hill around 3:40 p.m. NYPD officials said the cause of the accident was under investigation, but a Department of Buildings spokesperson said Zaruma "was not wearing a safety harness."

One of the key attractions of the Federal Housing Administration home mortgage financing is going, going -- but not quite gone. Sellers and buyers who move fast can still make the most of it. Sometime this summer, FHA plans to slash maximum "seller concessions" from 6 percent of the home price to 3 percent. Seller concession rules allow buyers to look to the property seller to pay for a variety of services and taxes connected with the transaction -- loan origination and local transfer fees, appraisals, inspections, closing and escrow costs among others -- though not the down payment. Say you're buying a $200,000 house. If you are using FHA financing under current rules, you can structure the contract so that the seller agrees to pay all closing costs and even some repairs the house needs at settlement, up to 6 percent of the price or $12,000. On a $400,000 house, allowable concessions go to $24,000. That's huge, especially if you have to struggle to come up with a 3.5 percent down payment and you're not sure where you'll find the closing and repair money.
